Karabar House – Accessible Bathroom Renovation
This project transforms the existing bathroom and toilet into one spacious, accessible room designed for comfort, safety, and long-term independence. The new layout includes a step-free, hobbles shower, slip-resistant floor tiles, and contrasting wall finishes for improved visibility. Key features include: * Easy-access cavity sliding door with privacy lock and integrated ramp * Grab rails and structural wall blocking for future support installation * Hand-held shower hose, flick-mixer taps, and accessible toilet and basin * Upgraded lighting, ceiling exhaust fan, and waterproof power outlet A temporary, mobility-accessible bathroom facility will be provided during the renovation period to ensure continued comfort and usability. This renovation meets Occupational Therapist specifications and is tailored to support safe and independent living.
Airds House – Complete Bathroom and Mobility Access Improvements
This project involved a complete bathroom upgrade, and accessible external path works to support safe, independent living. The bathroom was fully renovated with new non-slip floor and wall tiles, waterproofing, updated plumbing and electrical, new toilet, vanity, and a walk-in shower with handheld hose, grab rails, curtain, and drainage. Accessibility features include a widened cavity sliding door, lowered basin, support rails, and a new exhaust fan for ventilation. Externally, a compliant wheelchair ramp with safety rails was constructed, and temporary accessible amenities were provided during works to ensure minimal disruption.
East Gosford Unit – Modification & Safety Upgrade
Works included supply and installation of grab rails and hand-held shower to support mobility as per OT report, along with replacement of a waterproof double GPO in the bathroom. Hallway walls were patched, blocked with timber for rail support, and repainted using a full 3-coat system. Similar blocking, patching, and painting were carried out in the separate toilet area to support angled grab rail installation. In Bedroom 1, advanced biological cleaning was performed due to severe urine contamination, followed by full replacement of subfloor sheeting and installation of compliant vinyl flooring. New vinyl floors were also installed in Bedroom 2, Hall, Lounge, and Dining areas after carpet removal and subfloor works where required. All flooring meets AMS specifications including R9 slip resistance, sound reduction, and fire rating.
Russell Vale Property – Internal & External Upgrades
Works comprised a full external repaint of the 3-bedroom dwelling including windows, repairs to fascia, architraves, beading, plinth, and all exterior timbers. Mobile scaffolding was provided to access high external surfaces, with tiger tails installed for electrical safety. Lead contamination testing was conducted on external areas before painting commenced. Internally, the entire house was repainted, and 60m² of carpet was replaced throughout, including all associated works such as disposal and moving of furniture. A full kitchen upgrade was completed, including installation of a new kitchen suite, vinyl flooring, ducting, fridge cabinet, and reuse of the existing stove.
Full Roof Replacement & Associated External Works
This large-scale roofing project involved the complete removal and replacement of approximately 680m² of existing sheet metal roofing with new Colorbond roofing. The new roof system was installed with upgraded pitch to improve drainage, and included sarking, anti-condensation blanket, roof battens, flashings, ridge and barge capping. Works also included installation of 17LM of new box gutters and 75LM of replacement gutters, along with 105LM of Colorbond downpipes and 7 new ground connections. All fixings and supports were included, and existing antennas (digital and MATV systems) were carefully removed and reinstated to facilitate roofing works. To safely execute the works, over 2,140m² of perimeter scaffolding was erected, and edge protection was installed along the carpark side. An oversized crane was used multiple times to lift materials to the fourth-storey roof without exceeding structural weight limits. A geotechnical report on the driveway was conducted to confirm suitability for heavy equipment, and tenants were notified in advance of any parking disruptions. Additional works included the isolation and reconnection of 10 external lights to allow for scaffold setup, installation of 20LM of new stormwater pipe, and the use of coloured filler to patch areas impacted by edge protection. Tree lopping at the carpark entrance was allowed for, pending need. The scope also covered the repair and repainting of any damaged parapets and all associated carpentry and electrical tasks necessary to complete the works safely and to compliance standards.

We replaced the roof, cladding, windows, and doors with high-quality, modern materials, improving both street appeal and energy efficiency. Inside, every space was refreshed including a brand-new kitchen, bathroom, and laundry, plus new flooring, walls, and finishes throughout. The electrical and plumbing systems were completely upgraded for safety and reliability. We added smart insulation, ventilation, and a contemporary paint palette to create a clean, healthy, and stylish living environment. Outdoors, we enhanced the yard with new fencing, landscaping, and hardscaping details.

Garden Bed & Civil Upgrade Works
Full external upgrade including 412m² soil excavation, 132m³ compliant waste disposal, and reinforced concrete kerbing (40m). Works included galvanized mesh installation, 140m² DDA-compliant concrete paths, DECO granite finish (223m²), and Straight curve™ steel garden edging. Additional scope: asbestos pit removal with air monitoring, comms pit relocation, tree removal, and 84x native plantings. Installed outdoor furniture, signage, and safety elements. All works delivered under strict WHS protocols with full environmental and compliance documentation. Safe, seamless, and site ready.
New builds: NOWRA House
ATIZ Group is delivering a full rebuild of a fire-damaged two-bedroom home at 16 Quickmatch Street, Nowra, for Southern Cross Housing. Following asbestos-related demolition, the new brick veneer dwelling will include timber framing, metal roofing, insulated walls, new windows, secure doors, and complete kitchen and bathroom fitouts. Works also cover electrical and plumbing upgrades, compliant wet areas, and external elements like driveways and fencing. Built to current BCA, NCC, WHS, and LAHC standards, the project ensures a safe, modern, and resilient home for future residents.
Landscape & External Upgrade
ATIZ Group was engaged by Bridge Housing to deliver a comprehensive landscape and external upgrade at 2 Victoria Road, Glebe. The project improved safety, accessibility, and amenity across this multi-unit complex through stormwater and sewer upgrades, concrete replacement, new fencing and balustrades, retaining wall works, and extensive landscaping. Communal facilities such as clotheslines and carparking were also upgraded. All works met current BCA, NCC, and Australian Standards. Delivered on time and on budget, the project enhanced functionality, reduced maintenance risks, and created greener, more liveable outdoor spaces for tenants.
